In Powell, One Feature Is Deciding How Long Your Listing Sits

Over the twelve weeks ending August 30, Powell homes with air conditioning sold in a median of 41 days, versus 81 days for homes without it, MLS sold data shows.

Two homes go on the market in Powell the same week. Same price band, same school pickup line, same For Sale sign out front. One is gone in under six weeks. The other is still sitting there two months later, sign fading in the sun.

Put the two side by side. Homes in Powell with air conditioning sold in a median of 41 days. Homes without it sold in a median of 81 days, exactly twice as long. That comparison rests on a large, well-populated sample and isn't close to noise.

Score it on the dimension that matters most to a seller, time, and the "with AC" column wins outright. Forty-one days is under six weeks. Eighty-one days is closer to three months of showings, price chatter, and a listing that starts to look stale to anyone tracking days on market.

It isn't a fluke of one feature, either. The same twelve weeks show homes with a basement selling in a median of 41 days against 80 days for homes without one. Two different features, two similar gaps. Powell buyers appear to be sorting hard on the comforts they assume they're already getting, and punishing, with time, the homes that don't have them.

Zoom out and the broader Powell market looked more ordinary this period. Across all 225 homes that sold, the typical one took 44 days. Only about 6% of those sales moved inside a single week, so raw speed wasn't the story for most listings, it was the story for the specific listings missing air conditioning or a basement.

Powell also had 234 homes sitting in inventory at once during this window, alongside 101 new listings coming on. Set against 225 homes sold in the same twelve weeks, that's a market with real room for buyers to be choosy, exactly the kind of environment where a missing feature costs a seller weeks rather than days.

Here's the tension worth sitting with: none of this is about location, price, or condition in the usual sense. A home without air conditioning in Powell isn't necessarily older or cheaper or in worse shape. It's just missing a feature that, this period, cost its seller roughly forty extra days on the market.

For a seller deciding whether to install central air before listing, or a listing agent pricing a home that doesn't have it, the side-by-side is the whole argument. Forty-one days versus eighty-one is not a marginal edge, it's the difference between one open house cycle and three. For a buyer willing to skip air conditioning to get into a home faster or cheaper, this same data says something too: that buyer will likely face less competition and more negotiating room, because the pool of people willing to wait 81 days for the right house without it is smaller than the pool moving fast toward homes that have it.

What to watch next: whether that 81-day figure for homes without air conditioning holds up as this smaller group of sales grows in future periods, or eases back toward the rest of the market. A wider sample next period would settle it either way.
